Park Tower is a 43-story office development located in the “South of Market” district in San Francisco. The building’s exterior is made entirely of vertical glass fins, featuring 14 outdoor sky decks and a 3-story open-air lobby that add nearly 50,000 square feet of usable private space.
Park Tower’s efficient HVAC design utilizes underfloor air distribution to reduce energy usage and costs while maintaining optimum tenant comfort. This design allows for maximum floor-to-floor heights and represents the most energy efficient strategy of the entire design. Park Tower also incorporates native and adaptive landscaping, designed to collect, treat, and reuse rainwater. Finally, the all glass exterior takes full advantage of natural light, reducing reliance on artificial lighting and minimizing energy costs.
Upon execution of the lease, the tenant inherited a newly installed controls system; however, found that it had deficiencies, did not meet their needs, and was difficult to work with. Having previously worked with Syserco on other projects, the owner selected the Syserco team to replace the existing controls system. Syserco’s streamlined approach to the core system replacement was completed within the same timeline as the TI, allowing for minimal impact and costs while maximizing integration and energy efficiency. Syserco’s close collaboration with the design team helped to determine sequences, modes of operation, and contributed to the design of the entire system.
Park Tower has achieved LEED Gold Certification and continues to see over $200,000 in cost savings each year from the many resource efficient strategies used throughout the tower.
